    Victoria North, the new Northern Gateway Manchester

    As it moves forward, the Northern Gateway Manchester project has been rebranded as Victoria North.

    The joint venture between Manchester city council and Far East Consortium (FEC) is the largest regeneration scheme Manchester has ever seen. 

    The development is located from Victoria Station in the city centre, into North Manchester and up to Queens Park. It is set to create 15,000 new homes across 155 hectares, developing 7 neighbourhoods over the next 20 years. 

     

    Victoria Riverside

    Victoria Riverside, a 634- home development marks the first stage of the regeneration project with the first apartments hitting the market. 

    The three towers; Park View, City View and Crown View, are based within the Red Bank neighbourhood. 

    Red Bank has been described as “a unique landscape and river setting making the neighbourhood perfect for a residential-led, high-density development – all set in a green valley.”

    Designed to take full advantage of its location, it maximises on the views to the north and south. 

    Along with 611 apartments and 23 townhouses, the development will also kickstart the creation of the City River Park. 

    A green space

    In the initial stages of the Victoria North development, the City River Park is to be developed alongside Victoria Riverside.

    The park is set to become one of Greater Manchester’s largest green spaces. The 46 hectare development includes St Catherine’s Wood and the River Irk. 

    Connectivity and accessibility are at the heart of the plans. Aiming at interconnecting the entirety of Victoria North. 

    The regeneration scheme will create recreational community space with parks and other amenity areas. High quality pedestrian pathways and cycle routes will also be a priority. 

    With the aim of being as carbon neutral as possible, the development is guided by a climate positive design. Green space will also enhance both existing and new, vibrant habitats for wildlife. 

    Wider Vision

    Renaming Northern Gateway Manchester to Victoria North “roots the development over the next 15 to 20 years in Manchester, representing the 155 hectare of regeneration potential” – Sir Richard Leese, leader of Manchester City Council. 

    The Northern Gateway Manchester project was originally created based on a strategic regeneration framework

    Seen as an opportunity to deliver a solution to Manchester’s housing shortage. The scheme will also offer new schools, healthcare facilities, public spaces and transport links. 

    The seven neighbourhoods: Collyhurst, Collyhurst Village, New Cross, New Town, Red Bank, Vauxhall Gardens, and Smedley Dip & Eggington Street, will be built to to be cohesive while celebrating their individual traits. 

    Gavin Taylor, regional general manager of FEC Manchester, said of the development:  “Each area has its unique characteristics, meaning we can elaborate the rich identities of existing communities that we’re passionate about preserving alongside new ones we’re excited to be creating”. 

    Tom Fenton, project director at FEC reiterates, noting that  “a lot of time and effort has been invested into understanding the area and studying the constraints presented by its industrial legacy and how we can turn those constraints into opportunities within the vision”.
